Hi there - yes we can arrange this. This will work best in certain rooms which have a fridge and we can add a microwave oven to. The room cannot be serviced of course but we can supply fresh linen and towels when required.

No on-ste but street parking - free evenings and all weekends. Good options on 'yourparkingspace.co.uk' . (Brandfield St). Commercial car parks nearby and edge of all restrictions is a few minutes directly along bus route from our door.

We have room for a couple of bikes on the ground floor behind our secondary entrance, secure from the street and easy for you to access.

We have a fire exit route with a corridor (not part of the fire route) running to the rear of the building from it - cycles have often been secured within that space giving you easy access/exit with it through the fire exit to the front.

We have many late night arrivals which are straightforward through the use of a simple coded keybox for self-entry, ensuring that any delay is also not an issue. There is of course backup if there were a problem with the box.

Our breakfast contains a wide range from cooked breakfast to cereals to fruit covering most diets. As a small property we do not routinely stock special diets other than vegetarian, however, given sufficient warning we are happy to meet any needs

Hello! I know this is a silly question, but what size is the double bed in your Large Superior Double Room? Is it smaller than an American queen size?

Most of our rooms feature UK double beds which are 135cm x 190cm, but some rooms, including this one, have a UK King Size which is 150cm x 200cm, almost identical to a US Queen size.

Thanks for your message, the information on Booking.com is correct, with many cafes and takeaway breakfast options nearby for longer hours and at lower prices than we could, we have no meal options and now have 24 hour security staff on-site instead.

For the location and size of the room, it is a fantastic deal.
The location is great. Plenty of excellent restaurants within a couple of blocks, and easy bus service to the main points in Edinburgh. On a few occasions we walked to the Royal mile via Haymarket. Fortunately, the weather cooperated and it was a pleasant 20 min walk. The room was quite large (1 double bed + 3 singles). While it is an older property, it was clean.
The drain in the shower could not keep up with the water from the shower. We had to cycle the water on and off to complete a shower. The screen on the water kettle did not appear clear. There are plenty of excellent cafes in the area, so this wasn't a big deal.

Very Good
This property is in a great location with a bus stop right out front and restaurants easy walking. The guest house is a great building but seems to be in a transition of parents handing over to son management. Lots of construction project stuff visible , keys that are challenging to get to work, no gathering space for guests inside or out although there is a huge back yard but our view of it from our window was all the construction debris The owner/ father is nice as can be but son not. We arrived 5 pm and our first meeting was the next am. Noone said good morning or introduced themselves as owners when I went looking for someone to ask a few questions. Our shampoo was a half used bottle of head and shoulders, when asked if any other options, son says no, you can go to the store to buy your own . father over heard and provided an alternative. Father the next day was very friendly and identified himself as the owner for 20 years and son is taking over. Furnishings have seen better days, So much potential with this property!!!!
no place to hang your towels by the sink which is in your room, not in the bathroom and no counter for using your toiletries. closet would do better with shelving vs a big empty space. refrigerator w cycling on and off so loudly I got up at night and turned it off. our front door and room key were a challenge to get open. This really is a great location and building that could be so much better

Could be better
It was close to the city centre, had Wifi and all the other things mentioned.
More attention is needed when preparing/cleaning the room for the next guests. The room was outworn and not cozy at all, some maintenance/investments are definitely required.
